Property and rental disputes

Lease and eviction matters in Syria

Identify the lease term, current occupation and exact demand made by the landlord or tenant. Separate renewal, unpaid rent, termination and physical eviction. The notice, reason given and procedural stage determine which question needs to be addressed first.

State the jurisdiction, any urgent date and the outcome you need. Scope and fee are confirmed before paid work begins.

Did the announced Syrian rent-review committee itself end statutory lease extensions?

No. The June 2025 announcement established a committee to study existing legislation and propose solutions for leases subject to statutory extension. Establishing that committee is not an enacted termination rule. Before serving or responding to a notice, check the lease date, use, applicable law and any subsequently enacted change; do not assume a news announcement sets an eviction date. Identify the lease term, current occupation and exact demand made by the landlord or tenant. Separate renewal, unpaid rent, termination and physical eviction. The notice, reason given and procedural stage determine which question needs to be addressed first.

CounselO is led by Lawyer and Legal Counsel Omar Al-Baghdadi. Each matter is reviewed against its facts and jurisdiction, not a one-size-fits-all answer.

CounselO states this career-wide figure includes legal matters, consultations, document reviews and related legal engagements handled or supervised across the region. It is an experience measure, not an independently audited outcome or a guarantee of results.

Legal context in Syria

Syria: Land-registry records and the legal basis of possession are central to property review. Obtain the available cadastral entry and identify any sale, inheritance, seizure or competing claim; an electronic extract service does not itself decide ownership or remove an encumbrance. Is the tenancy dispute about renewal, rent or ending occupation?

This page explains preparation and the broader review framework. The listed sources are references for the practice area; they do not by themselves establish an entitlement, deadline or procedure for this particular issue.

Legal Opinion in a Real Estate Case

Analysis of a Complex Real Estate Case in Syria

This study concerns a complex real estate dispute in Syria in which an heir claims entitlement to the value of a property formerly owned by his father. Ownership was transferred to the grandmother, who later sold the property to a third party shortly before the father’s death. The case focused on suspected irregularities in the transfer of ownership, the absence of genuine consideration, and the fictitious price recorded in the sale contract. CounselO | كاونسلو helped reconstruct the case legally by reviewing contracts and real estate records, analyzing examination transcripts, arranging the chronology of events, and highlighting the discrepancy between the recorded price and the property’s actual value. As a result, the court moved toward commissioning a real estate expert valuation to determine the property’s actual value, marking an important shift in the proceedings. In summary, CounselO’s support transformed a general claim into an organized legal case grounded in evidence, chronology, admissions, and the fictitious recorded price.
